A robust housing market in Texas is driving unprecedented growth in mortgage lending, as banks across the state report record volumes amid soaring demand for homes.
According to the Texas Real Estate Research Center, home sales in Texas reached an all-time high in June 2026, with over 40,000 properties sold statewide. This surge has led to a corresponding increase in mortgage applications, with banks like Frost Bank and BBVA USA experiencing a 25% uptick in loan volume.
“The housing market is on fire, and we are seeing the direct impact on our mortgage lending operations,” said Michael D. Johnson, Executive Vice President of Frost Bank. “With interest rates still relatively low, many buyers are looking to secure their loans before any potential hikes.”
The demand for housing is particularly pronounced in major metropolitan areas such as Dallas, Austin, and Houston, where population growth and a booming job market have created a perfect storm for homebuyers. The median home price in Texas has increased by 10% year-over-year, now standing at approximately $350,000.
However, as demand continues to outstrip supply, concerns are emerging about housing affordability and the potential for a market correction. Many experts are cautioning that the rapid rise in prices could lead to a slowdown in sales as potential buyers become priced out of the market.
“While the current trajectory of home sales is impressive, we must remain vigilant about sustainability,” said Sara L. Thompson, Chief Economist at the Texas Association of Realtors. “A sudden shift could lead to significant consequences for both buyers and lenders.”
In response to these concerns, banks are also exploring more flexible lending options, aiming to accommodate first-time buyers and those with lower credit scores. This includes down payment assistance programs and tailored mortgage products designed to make homeownership more accessible.
