According to the Texas Real Estate Research Center, mortgage rates have surged to an average of 7.5% for a 30-year fixed mortgage as of July 2026, marking a dramatic rise from 3.1% just a year ago. Despite these efforts, the market has seen a notable slowdown, with home sales in Texas decreasing by 18% year-over-year as of June 2026. This decline raises questions about the sustainability of the housing market as economic uncertainties persist.

Realtors and lenders alike are anticipating potential adjustments in the Federal Reserve’s monetary policy that could alter the trajectory of interest rates in the coming months. Many hope that a pause in rate hikes could revitalize buyer interest.
