As of July 2026, the Texas real estate market has shown signs of stabilization, with home prices plateauing after a period of rapid growth.
According to the Real Estate Center at Texas A&M University, the average home price in major metropolitan areas, including Austin, Dallas, and Houston, has remained steady at approximately $385,000, a slight increase of just 1.5% from the previous year.
This stagnation is attributed to a combination of rising interest rates and economic concerns, which have made prospective buyers more cautious. In Austin, for instance, where prices soared by as much as 20% during the COVID-19 pandemic, the market is now witnessing tempered demand.
“Buyers are waiting for signs of a more favorable climate before committing,” said Mark Connolly, a senior analyst at the Texas Real Estate Research Center. “The uncertainty in the financial markets has created a wait-and-see attitude.”
The Texas economy has faced challenges, including inflationary pressures and a slowdown in job growth. In June, the state reported a 2.1% increase in unemployment rates, which has put additional strain on consumer confidence and spending.
Meanwhile, the rental market has experienced a different trend. In cities like San Antonio and El Paso, average rent prices have increased by 8% over the past year, largely driven by an influx of new residents seeking more affordable housing options. The average rent for a two-bedroom apartment in San Antonio now stands at $1,675.
Analysts predict that the residential real estate market may continue to experience these shifts, with a possible resurgence in buyer activity if interest rates stabilize. “The next few months will be critical in determining the direction of the market,” Connolly added.
In response to these dynamics, developers are shifting their focus towards more affordable housing options, particularly in suburban areas where demand remains robust. Cities such as Frisco and Round Rock are seeing the emergence of new projects aimed at middle-income families.
As the Texas real estate landscape continues to evolve, industry stakeholders remain vigilant, navigating the complexities of a market influenced by both local and national economic factors.
