As of July 2026, the real estate market in Texas is witnessing an unprecedented surge, with home prices soaring to record levels.
According to the Texas A&M Real Estate Center, the median home price in Austin has jumped to $550,000, a striking 15% increase from the previous year. Similarly, in Dallas, the median price reached $490,000, up by 12%. This upward trend is attributed to a combination of factors, including job growth, low interest rates, and an influx of new residents.
“We are seeing a competitive environment where demand far exceeds supply,” stated Dr. Jim Gaines, chief economist at the Texas A&M Real Estate Center. “The combination of strong economic fundamentals and population growth is driving prices higher across the state.”
Major cities like Houston and San Antonio are not immune to these trends. Houston's home prices have increased by 10%, with the average listing now at $430,000. San Antonio, traditionally known for its affordability, has also seen a rise, with a median price of $365,000.
This persistent demand raises questions about affordability, particularly for first-time homebuyers. The Texas Association of Realtors has reported a decline in the number of homes available for sale, leading to bidding wars and prices exceeding appraisals in many cases.
In light of these developments, the affordability crisis may intensify. “Many families are being priced out of the market,” noted Ashley McMillan, a realtor with Keller Williams in Austin. “We need to find sustainable solutions to increase housing supply without sacrificing affordability.”
Developers are responding to the demand with new construction projects, but supply chain issues and labor shortages are hindering progress. The Texas Construction Association estimates that construction costs have increased by over 20% due to these challenges.
Looking ahead, experts predict that while price appreciation may begin to moderate, the overall demand for housing in Texas will continue to be strong. The ongoing population influx is expected to sustain this trend, particularly in urban areas.
Despite the challenges, Texas remains an attractive destination for homebuyers due to its favorable business climate, robust job market, and quality of life. As long as these factors remain in place, the real estate market is poised for continued growth.
