The TBA's latest report highlights that small business loans saw a remarkable increase of nearly 30%, reflecting a renewed optimism among entrepreneurs. In addition to small business loans, mortgage lending has also witnessed a sharp rise, up by 22% from last year, as interest rates remain relatively low. The Texas housing market has been buoyed by a combination of population growth, a robust job market, and attractive lending conditions.
As of July 2026, the average interest rate for a 30-year fixed mortgage in Texas stands at 3.45%, a slight decline from earlier in the year, making home buying more accessible for many families. Cities like Austin and Dallas are particularly vibrant, where housing demand continues to outpace supply.
Despite these optimistic figures, industry experts caution that potential challenges loom on the horizon. Economic indicators suggest that inflationary pressures could lead to increased interest rates by late 2026, which might dampen future loan demand. Linda Torres, an economist at the University of Texas at Austin, commented, "While the current data is promising, we must remain vigilant about inflation trends and their possible impacts on the lending landscape."

For instance, Houston-based Capital One has rolled out a new online tool that promises loan decisions in under ten minutes.
