Despite broader economic uncertainties, San Antonio's real estate market is displaying remarkable resilience and sustained growth, defying trends seen in other Texas cities.

As of August 2026, the median home price in San Antonio has increased to $330,000, marking a 12% rise year-over-year. This growth is attributed to the city's strong job market and influx of new residents relocating from higher-cost areas.

“San Antonio continues to be an attractive option for those looking to escape the high prices of cities like Austin and Dallas,” said Andrea Garcia, president of the San Antonio Board of Realtors. “Our affordable housing market is a significant draw for families and young professionals alike.”

The city's population has surged by over 3% in the past year, with many relocating due to job opportunities in sectors such as healthcare, technology, and military. San Antonio is home to several major employers, including USAA and Valero Energy, which contribute to a stable economic environment.

In addition to residential growth, the commercial real estate sector is booming, with several large-scale developments underway. The $150 million renovation of the historic Frost Tower is set to transform the downtown landscape, adding office space and retail options while preserving the building's iconic architecture.

“This renovation will not only revitalize a key space in our downtown but also create jobs and attract more business investment to the area,” said Mayor Ron Nirenberg.

However, the rapid growth of the housing market has raised concerns about affordability and urban sprawl. With demand outpacing supply, the San Antonio Housing Authority is exploring new initiatives to increase the availability of affordable housing options.

“Our focus is on ensuring that all San Antonians have access to safe and affordable housing, even as the market continues to grow,” noted Housing Authority Director Lisa Rodriguez. “This is essential for maintaining the diversity and vibrancy of our community.”

As San Antonio continues to evolve, both real estate professionals and city officials are optimistic about the future, confident that the city's unique blend of culture, history, and economic opportunity will sustain its growth trajectory.
