San Antonio's housing market is experiencing a significant boom, fueled by a surge in population and increased demand for affordable housing options.
Recent data from the U.S. Census Bureau indicates that San Antonio is the fastest-growing large city in the United States, with a population increase of over 2.5% from 2025 to 2026. This influx of residents is largely attributed to the city's robust job market, with companies like USAA and Toyota expanding their operations in the region.
The average home price in San Antonio has risen to $350,000, up 15% compared to last year, according to the San Antonio Board of Realtors. “The demand for housing is unprecedented right now,” said board president Jeff Davis. “We’re seeing multiple offers on homes within days of listing.”
To accommodate this growing demand, local developers are ramping up construction of new homes and apartments, particularly in the North and Northwest areas of the city. The city’s planning department has approved several new residential projects that aim to provide affordable housing options for families and young professionals.
However, rising home prices have also sparked concerns over housing affordability. Local advocacy groups are urging city officials to implement measures to ensure that low- and moderate-income families are not priced out of the market. “We need to ensure that San Antonio remains accessible for everyone,” said Maria Lopez, director of the Affordable Housing Coalition.
As the housing market continues to thrive, San Antonio is also facing challenges related to infrastructure and public services, which are being put to the test by the rapid population growth. City leaders are now tasked with finding a balance between development and maintaining the quality of life for existing residents.
