After years of dwindling inventory, San Antonio's housing market appears to be stabilizing, with an upswing in available homes for sale as interest rates show signs of stabilization.
The San Antonio Board of Realtors has reported a 15% increase in active listings compared to this time last year. Currently, there are around 3,500 homes available on the market, a welcome relief for prospective buyers who have faced fierce competition in recent years.
“This increase in inventory is a critical development for the San Antonio market,” explained David Martinez, the Local Market Analyst for housing trends. “It not only provides more options for buyers but can also help moderate prices.”
The median home price in San Antonio currently sits at approximately $300,000, having risen by a modest 5% year-over-year. However, with more homes available, the pressure on prices may begin to ease, especially in neighborhoods like Stone Oak and Alamo Heights that have historically seen rapid price appreciation.
This trend in inventory growth can be attributed to several factors, including a recent slowdown in home construction, which has led developers to release more finished homes into the market. Additionally, some homeowners are opting to sell to capitalize on their equity, which has also contributed to the uptick in available properties.
However, challenges remain, particularly for first-time buyers who are still grappling with high mortgage rates. The average 30-year fixed mortgage rate is currently hovering around 6.75%, which is still affecting affordability for many potential buyers.
“While the increase in inventory is promising, we must remain cautious about affordability issues,” Martinez noted. “It remains a critical challenge for many families looking to purchase their first home.”
As San Antonio continues to adapt to these evolving market dynamics, the next few months will be pivotal in determining whether this trend toward increasing inventory can provide sustainable relief to homebuyers.
