San Antonio's multi-family housing sector is experiencing unprecedented growth, driven by high demand for rental units.

As of July 2026, the city has welcomed over 3,500 new multi-family housing units in the past year, a record high according to the San Antonio Housing Authority. This surge is largely attributed to a growing population and a strong job market, with the city adding over 20,000 jobs in the last twelve months.

“San Antonio is becoming increasingly attractive to both young professionals and families, leading to a significant uptick in rental demand,” said Carlos Martinez, executive director of the San Antonio Housing Authority. “The influx of jobs in technology, healthcare, and tourism is driving this growth.”

The multi-family market is not only thriving in terms of new constructions but also in rental rates. According to market data from Apartment List, average rents have increased by 7% over the past year, with many neighborhoods experiencing even steeper hikes. Areas such as the Medical Center and Stone Oak have been particularly popular among renters.

Developers are responding to this demand with various projects, including luxury apartment complexes and affordable housing initiatives. The San Antonio City Council recently approved a plan for a mixed-income development in the downtown area, which aims to provide housing options for a diverse range of residents.

“We are committed to ensuring that all San Antonians have access to quality housing, regardless of income level,” remarked Mayor Ron Nirenberg during a press conference announcing the initiative. “This mixed-income approach will foster a sense of community and inclusivity.”

Investors are keenly eyeing the San Antonio multi-family market as well, with reports indicating that more than $1 billion was invested in multi-family properties in 2025 alone. This trend is expected to continue as the city’s population is projected to reach 1.7 million by 2030.

As San Antonio continues to grow, the multi-family sector is positioned for further development, promising opportunities for both investors and prospective residents in the coming years.
