Despite economic uncertainty, San Antonio's luxury real estate market is witnessing a remarkable resurgence, with high-end sales showing significant resilience in 2026.
According to a report from the San Antonio Board of Realtors, luxury home sales—defined as properties priced above $1 million—increased by 20% in the first half of 2026 compared to the same period last year. This trend defies the broader narrative of a cooling housing market across Texas.
Notably, neighborhoods such as Terrell Hills and Alamo Heights have seen a surge in demand, with homes spending an average of just 30 days on the market before being sold. Local realtor Susan Martinez stated, “Buyers are still willing to invest in luxury properties, especially those that offer unique amenities and locations.”
The San Antonio luxury market is characterized by a diverse range of buyers, including retirees looking to downsize and families seeking spacious homes with high-end finishes. The $3 million to $5 million price range has become particularly active, as more affluent buyers seek properties that cater to their lifestyle needs.
In addition to traditional buyers, the influx of tech workers into the region has also contributed to the luxury market's strength. Companies like Microsoft and Amazon have established a presence in the area, attracting high-income professionals who are looking for upscale living options.
“The job growth in technology and other sectors has created a wave of new buyers who are not as impacted by rising interest rates,” remarked David O’Connor, a real estate analyst at the Texas Urban Futures Institute. “They are focusing on quality properties that meet their standards.”
The luxury segment’s performance stands in contrast to the overall market, where many homes are experiencing longer days on market and price reductions. Additionally, the average selling price for homes statewide has plateaued, registering only a 2% increase year-over-year.
Strength in the luxury sector could provide a much-needed boost to the San Antonio economy, where real estate accounts for a significant portion of the local GDP. “A strong luxury market can have a ripple effect on other sectors, including construction and retail,” said Martinez.
As San Antonio continues to attract both businesses and affluent residents, the luxury real estate market is likely to remain a focal point for investors and developers in the coming months.
