In the last quarter of 2026, Houston's residential real estate market has continued to experience a robust surge, with average home prices climbing an astounding 12% year-over-year, reaching an all-time high of $395,000.
The Houston Association of Realtors reported that the number of homes sold in June 2026 increased by 15% compared to the same month last year, marking the fifth consecutive month of increasing sales. With interest rates remaining relatively low, buyers are eager to enter the market despite rising prices.
“The demand in our market shows no signs of slowing down,” said Bob Hale, President and CEO of the Houston Association of Realtors. “Even with the challenges of higher prices, buyers are motivated to secure their piece of what Houston has to offer.”
Major developments in the area, including the revitalization of downtown and large-scale projects like the new mixed-use construction in Midtown, have contributed to the increasing allure of urban living. These projects not only enhance the aesthetic appeal of the city but also offer modern amenities that attract younger demographics.
Moreover, the job market in Houston continues to flourish, bolstered by a strong energy sector and emerging tech industries. Companies such as Hewlett Packard Enterprises and various startups have expanded their presence, drawing new residents to the city.
However, the rising prices have also sparked concerns about housing affordability. The average income needed to afford a home in Houston has increased to $85,000, up from $75,000 just a year ago, making it challenging for lower-income families to access the market.
As the trend continues, analysts predict that the inventory crisis will persist, with many homes being sold within days of hitting the market. Sellers are capitalizing on this competitive landscape, often receiving multiple offers and selling above the asking price.
The combination of economic growth, demographic shifts, and urban development forms a complex backdrop to Houston's housing boom, posing both opportunities and challenges for stakeholders in the real estate sector.
