The Dallas office space market is undergoing a significant transformation as businesses adapt to a new normal characterized by flexible work arrangements.

Recent data from CBRE indicates that the vacancy rate in Dallas-Fort Worth office spaces climbed to 23% in Q2 2026, a stark contrast to pre-pandemic levels of around 12%. This shift is prompting landlords and property management companies to rethink their strategies in a market increasingly defined by hybrid work models.

“We're seeing a clear trend where companies are opting for smaller spaces that promote collaboration rather than traditional large offices,” explained Lisa Copeland, a senior analyst with CBRE. “Amenities and location have become paramount.”

In response, developers are repurposing existing office spaces to accommodate new uses, such as co-working environments and hospitality-style amenities. For instance, a former office building in Uptown is being converted into a mixed-use complex featuring residential units alongside creative workspaces.

Real estate investment trusts (REITs) are also pivoting towards this trend; Brookfield Property Partners recently announced plans to invest $200 million in upgrading their Dallas portfolio to attract companies seeking modernized and flexible work environments.

Despite the uptick in vacancy rates, rental prices have remained relatively stable, with average asking rents hovering around $35 per square foot. Many landlords are incentivizing tenants with flexible lease terms to mitigate the impact of increased vacancies.

As companies reassess their office needs, the demand for sublease space is also on the rise, with over 3 million square feet currently available for sublease in the Dallas area. This trend underscores the shifting dynamics of the office market.

“The future of office spaces lies in understanding the needs of the workforce,” said Mike Johnson, a commercial real estate broker. “Adaptability will be key for landlords and tenants alike.”

Moving forward, experts predict that the Dallas office market will continue to evolve as businesses further embrace flexible work policies, creating both challenges and opportunities in the coming years.
