The Dallas housing market is confronting a severe affordability crisis, with home prices soaring by 12% year-over-year, prompting concerns among residents and local officials.

According to the Dallas Central Appraisal District, the median home price in Dallas County reached $420,000 as of July 2026, up from $375,000 in July 2025. This rapid appreciation in housing costs has sparked fears that many potential buyers will be priced out of the market entirely.

"The pace at which home prices are rising is alarming, and it’s becoming increasingly difficult for first-time homebuyers to enter the market," said Mary Johnson, director of the Dallas Housing Authority. "We need to focus on expanding affordable housing options and support policies that promote homeownership for all residents."

The surge in demand for housing in Dallas can be attributed to a variety of factors. The city’s robust job growth, with an unemployment rate of just 3.5%, and an influx of new residents from other states seeking better opportunities have intensified competition for available homes.

In an effort to combat the affordability crisis, local leaders are exploring various initiatives, including zoning reforms and incentives for developers to create affordable housing units. However, the implementation of these measures has faced challenges, particularly from residents concerned about potential changes to neighborhood character.

Additionally, data from Zillow indicates that rental prices have also surged, with the average rent in Dallas now standing at $2,300 per month, a staggering 15% increase over the past year. This situation is forcing many residents to reconsider their living arrangements, with some opting for suburban areas in search of more affordable options.

The city is also witnessing a rise in multifamily housing developments, with nearly 10,000 new apartment units expected to be completed by the end of 2026. While this influx may help alleviate some pressure on rental prices, many argue that it will do little to address the underlying issue of home affordability.

As the Dallas housing market continues to experience escalating prices, both buyers and policymakers are left grappling with the challenges of maintaining affordability in a city that has become a magnet for new residents.
