San Antonio's commercial real estate market is witnessing unprecedented growth, driven primarily by a resurgence in tourism and increased business investments.
As of mid-2026, office space availability in San Antonio has decreased to 12%, down from 15% a year ago, according to CBRE's latest market report. This decline is indicative of a booming demand for both office and retail spaces, fueled by an influx of visitors and major corporate relocations.
“San Antonio is on a trajectory of growth that we haven’t seen in years,” said John McNair, senior vice president at CBRE. “With the recovery of tourism and businesses looking for new opportunities, the demand for commercial properties has skyrocketed.”
Tourism in San Antonio has rebounded impressively, with over 35 million visitors expected to flock to the city this year, driven by major events and conventions returning to full capacity. The San Antonio Convention & Visitors Bureau reported a 15% increase in hotel occupancy rates compared to last year, a positive sign for the hospitality sector and related businesses.
As shopping habits continue to evolve, San Antonio has seen a resurgence in retail space development, with several new projects underway, including the highly anticipated River Walk Marketplace, set to open in late 2026. “We are catering to the changing consumer demands, creating vibrant spaces that offer both retail and entertainment,” stated Mayor Ron Nirenberg.
Investors are taking note, with commercial real estate transactions reaching a staggering $2 billion in the first half of 2026, a substantial increase from $1.5 billion during the same period last year. This surge is attributed to both local investors and national firms recognizing the potential in San Antonio's expanding market.
While optimism abounds, there are concerns regarding potential oversaturation in the market. Analysts warn that the rapid pace of development must be carefully managed to ensure sustainable growth. Nonetheless, the outlook remains bright, with San Antonio positioned to become a key player in Texas' commercial real estate landscape.
